Janitorial Services in Indianapolis

Consistent Nightly and Recurring Cleaning for Central Indiana Facilities

The basics of janitorial work are simple. The trash gets emptied, the restrooms get cleaned and restocked, the floors get vacuumed, the glass at the front door gets wiped down before your first customer walks through it. Any company can do that well on the first night.

The hard part is night two hundred.

It’s the story we hear on almost every walkthrough: the cleaning company started strong, then quietly got worse. The crew changed. The detail work stopped happening. Nobody told you. You just started noticing dust on the blinds and an empty soap dispenser in the lobby restroom. Indy Cleaning Solutions was built around that problem. We are a locally owned, family-operated janitorial company with the crews and equipment to handle large multi-building accounts, and owners close enough to the work to notice when something slips before you do. To meet the owners, visit our About page.

We have been cleaning commercial facilities across the Indianapolis metro for ten years. We are not a franchise. When you call, you reach the people who own the company and answer for the crew in your building.

What Janitorial Service Actually Covers

“Janitorial” and “commercial cleaning” get used interchangeably, and the difference matters when you are budgeting.

Janitorial service is recurring maintenance cleaning on a set schedule: nightly, three times a week, weekly, or every other week. It is the ongoing work that keeps a building from ever getting dirty in the first place. Trash, restrooms, breakrooms, vacuuming, mopping, dusting, high-touch disinfection, supply restocking. It is priced as a monthly contract because it happens on a fixed rhythm.

Commercial cleaning generally refers to the deeper, less frequent project work: carpet extraction, strip and wax, high dusting, window cleaning, construction cleanup, and post-event turnarounds. Those are scheduled periodically or done as one-time projects, priced per job.

Most facilities need both, and we provide both. If you want daily or weekly upkeep, you are on the right page. If you are looking for a one-time deep clean or a specialty project, our commercial cleaning page covers that in more detail.

Our Janitorial Services

Every account gets a written scope of work built from a walkthrough of your building. These are the services that scope is assembled from.

Nightly and Recurring Cleaning

This is the core of a janitorial program: the same crew, in your building on the same schedule, working from the same written checklist every visit. We run schedules from five nights a week down to every other week, and we set the frequency by how your building is used.

A standard recurring visit includes:

  • Trash and recycling collection from all workstations, offices, and common areas, with liners replaced
  • Vacuuming of carpeted areas, including edges and corners

  • Dust mopping and damp mopping of hard surface floors
  • Dusting of desks, sills, ledges, partitions, and horizontal surfaces on a set rotation
  • Entry glass, interior glass, and door hardware cleaned and spot-free
  • Disinfection of high-touch points: door handles, push bars, light switches, elevator buttons, shared equipment

  • Restroom and breakroom service (detailed below)
  • A final walk to confirm lights, locks, and alarm are set the way you left them

We also build rotating detail work into the schedule — vents, baseboards, high dusting, partition walls, interior windows — each on a defined cycle, so it gets done instead of waiting until someone complains.

Restroom Sanitation and Supply Management

People judge a cleaning program by its restrooms, and restrooms are the first place a company that cuts corners shows it. We treat them as the top priority.

  • Toilets, urinals, and fixtures cleaned and disinfected, including the base and the wall behind

  • Sinks, counters, mirrors, and hardware cleaned and polished
  • Partitions and stall doors wiped down, with handprints and marks removed
  • Floors swept and mopped with a disinfectant made for restroom use, corners and grout lines included

  • Color-coded microfiber and separate mop systems, so restroom tools never touch another part of your building

  • Drains treated and deodorized on a schedule, controlling odor at its source

  • Paper towels, toilet tissue, hand soap, seat covers, and liners fully restocked every visit

On consumables, we are flexible. Some clients want us to source, stock, and manage the whole supply program. Others already buy through a distributor and just want the dispensers kept full. Either works, and we will tell you which one saves you money.

Breakroom and Kitchen Cleaning

After restrooms, breakrooms are the next space where most unhappy customers call us seeing if we can help. Ours get real attention: tables and chairs wiped and sanitized, counters and backsplashes cleaned, sinks scrubbed, appliance exteriors degreased, microwave interiors cleaned, trash pulled and containers sanitized on rotation, and floors swept and mopped, including under and behind tables where crumbs collect.

Routine Floor and Carpet Care

Day-to-day floor care is part of every janitorial scope. Vacuuming, dust mopping, damp mopping, spot treatment of spills, and entry mat service to catch grit before it gets tracked across the building. Done consistently, this is what protects the floor itself, because the abrasive soil that destroys carpet fiber and hard-floor finish is the soil left sitting on the surface for weeks.

When your floors need more than routine maintenance, we handle hot water extraction, low-moisture encapsulation, strip and wax, and high-speed burnishing in-house, with our own equipment and crews. Many of our janitorial clients fold periodic floor restoration into their contract, so it happens on schedule without a separate bidding process every year. You can see the full range of what we do on our floor maintenance page.

Disinfection and High-Touch Sanitation

Every recurring visit includes disinfection of the surfaces people touch most, using EPA-registered products applied with the dwell time the label requires. That is the step most crews skip, and without it, “disinfecting” is just wiping. We use HEPA-filtered backpack vacuums in facilities where airborne dust and allergens are a concern, and color-coded microfiber throughout to prevent cross-contamination between areas.

For facilities that need broader coverage — medical suites, schools, daycares, fitness centers, or any building going through a seasonal illness spike — electrostatic spray disinfection is available on request, and green cleaning products can be substituted throughout your scope.

Day Porter Support

Some buildings cannot wait until 6 p.m. High-traffic lobbies, medical waiting rooms, dealerships, schools, warehouses and event-driven facilities need someone on site during the business day to keep restrooms stocked, handle spills as they happen, reset conference rooms, and keep common areas presentable while the building is full of people.

We provide day porter staffing alongside nightly janitorial service, and the two work well together: the porter keeps the building presentable while it is occupied, and the night crew handles the deeper work after everyone leaves. Learn more about our day porter services.

At one account that we serve, our porter is forklift certified and helps with a variety of tasks including taking out trash at a 200,000+ square foot manufacturing site. They also manage refreshing the bathrooms along with other daily tasks to keep the site fresh throughout the day.

How Our Janitorial Program Works

1. A Real Walkthrough, Not a Phone Quote

We come to your facility and walk it with you. We look at square footage, floor types, restroom count, traffic patterns, and the specific things bothering you about your current service. Quoting a janitorial contract off a floor plan is how buildings end up underserviced. The number looks fine, and the scope was never realistic.

2. A Written Scope of Work

You get a written scope that spells out what gets done, how often, and on what rotation: nightly tasks, weekly tasks, monthly tasks, quarterly tasks. This is the document that protects you. When a cleaning company underbids a job, the shortfall shows up as tasks quietly dropping off the list, and without a written scope there is nothing to point at. With one, the conversation is simple.

3. Onboarding and Early Inspections

We typically start within about two weeks of a signed agreement, depending on the size of the account and crew scheduling. We inspect your building in person after the first few cleans, while habits are still forming and small problems are easy to correct. In the first two weeks the fixes are usually small — a dispenser that is missed, a trash can that gets overlooked — which is exactly why we inspect early. Once the account is running the way it should, inspections typically move to a quarterly cadence, and we will come out any time in between if something needs attention. The exact schedule for inspections will be customized on an account by account basis, as some accounts may need more frequent formal inspections. You will not be routed through a national call center to get that visit.

4. Staff You Can Have in Your Building

Our janitorial cleaners are W-2 employees of Indy Cleaning Solutions, not subcontractors. Every employee is background checked and trained on our procedures before working an account. We carry $2,000,000 in aggregate general liability coverage along with full workers’ compensation and commercial auto insurance, and we provide certificates of insurance to your building or property manager on request.

This is worth asking about when you compare bids. A large share of janitorial work in this market is performed by franchisees or subcontracted crews, which means the company you signed with is not the company in your building at 9 p.m. With us, it is.

5. Straightforward Agreements

Our janitorial agreements run annually with a thirty-day cancellation provision. If the service stops performing, you are not trapped. We keep accounts by earning them every month. One of our largest and oldest accounts has been with us since 2018.

What Do Janitorial Services Cost in Indianapolis?

Most cleaning companies will not put numbers on a website. We think that wastes everyone’s time, so here is an honest range for the Indianapolis market.

Recurring janitorial service in the Indianapolis metro generally runs between $0.12 and $0.20 per square foot per month for a standard office at a typical service frequency. Medical and clinical space runs higher because the protocols and frequency are more demanding. Warehouse and industrial space usually runs lower per square foot, because open floor plans clean efficiently, though the total contract is often larger simply because the buildings are bigger.

Some representative monthly ranges:

These figures are a general market range for planning purposes only. They are not a quote and not a guarantee of price. Every building is different, and the things that move a janitorial number up or down (restroom count, floor type, traffic volume, security requirements, how much detail work is built into the rotation) are things we can only assess in person. Your actual price is determined after a walkthrough of your specific facility.

For reference, a 3,000 square foot professional office in Indianapolis that we service once a week runs about $625, right within the range above.

A word on comparing bids: two companies can quote the same rate per square foot and deliver completely different service, because one is cleaning restrooms nightly and rotating detail work weekly while the other is emptying trash and running a vacuum. Compare the written scope, not the rate. If a bid comes in dramatically below the others, the difference is almost always labor hours, and you will feel it by month three.

Areas We Serve

Our core service area includes Indianapolis, Carmel, Fishers, Greenwood, Avon, Plainfield, Noblesville, Westfield, and Zionsville, and we also serve Speedway, Brownsburg, Danville, Mooresville, Bargersville, Greenfield, New Palestine, and Shelbyville.

Frequently Asked Questions About Janitorial Services

Janitorial service is recurring maintenance cleaning on a set schedule, covering trash, restrooms, breakrooms, floors, dusting, and disinfection, priced as a monthly contract. Commercial cleaning usually refers to deeper project work performed periodically or one time: carpet extraction, strip and wax, high dusting, window cleaning, or post-construction cleanup. Most facilities need both, and we provide both. If you want someone in your building on a regular schedule, janitorial service is what you are looking for.

Recurring janitorial service in the Indianapolis area generally falls between $0.12 and $0.20 per square foot per month for standard office space at a typical frequency, with medical space running higher and warehouse space running lower. A small professional suite might run $400 to $900 a month, while a 10,000-25,000 square foot building on a three to five-night schedule typically lands in the $1,800 to $6,500 range. These are general planning figures rather than quotes. Restroom count, floor types, traffic, and scope all move the number, so we price every building after an on-site walkthrough.

It depends on foot traffic and what happens in the building more than on square footage. Offices with steady daily occupancy and shared restrooms usually need three to five visits per week. Smaller professional suites with light traffic often do fine on one or two. Medical offices, schools, and daycares generally need daily service because of the sanitation requirements. Warehouses can frequently run weekly or every other week with a heavier rotation. We will tell you what your building needs, including when that is less than you expected.

Both, depending on what works for you. Most of our janitorial accounts are cleaned in the evening or overnight, after your staff has gone home, so the work never interferes with your operation. Some buildings prefer early morning service before opening, and some — particularly high-traffic lobbies, medical waiting rooms, and dealerships — add a day porter during business hours on top of nightly cleaning. We build the schedule around your operating hours.

Every person who cleans your building on a recurring basis is a W-2 employee of Indy Cleaning Solutions. We do not subcontract accounts for janitorial work and we are not a franchise. All employees are background checked and trained on our procedures before they work in a client facility. We carry $2,000,000 in aggregate general liability coverage plus full workers’ compensation and commercial auto insurance, and we will provide a certificate of insurance to your building or property manager on request. This is worth confirming with any company you are considering, because a large share of janitorial work in this market is performed by franchisees or subcontracted crews.

We provide janitorial services throughout Indianapolis and the surrounding communities, including Carmel, Fishers, Greenwood, Avon, Plainfield, Noblesville, Westfield, Zionsville, Speedway, Brownsburg, Danville, Mooresville, Bargersville, Greenfield, New Palestine, and Shelbyville, covering Marion, Hamilton, Hendricks, Johnson, Boone, Hancock, and Shelby counties. If you are just outside that area, call us and we will let you know whether we can serve you.

Typically within about two weeks of a signed agreement, depending on the size of the account and crew scheduling. The walkthrough is what sets the timeline: once we have walked your building and you have signed off on the written scope, we schedule the crew and set a start date. If you need service in place faster, book the walkthrough first and tell us your deadline, and we will let you know honestly whether we can meet it.
