What an Apartment Turn Includes

Every unit gets the full scope. A turn is a complete reset of an empty apartment, not a routine clean done more carefully.

  • Kitchen: countertops and surfaces, inside and outside of every appliance including the refrigerator, oven and range, microwave, dishwasher, and range hood, inside and outside of all cabinets and drawers, sink and fixtures
  • Bathrooms: tubs, showers and surrounds, toilets cleaned and sanitized including the base and behind, sinks, counters and fixtures, mirrors and vanity interiors, exhaust vents
  • Floors: vacuumed or mopped throughout, including closets and corners
  • Walls and trim: all trim and baseboards wiped, walls spot-cleaned for scuffs, handprints, and marks
  • Windows: interiors, sills, and tracks, plus blinds dusted and wiped
  • Detail: light fixtures, switch plates and outlet covers, door frames and hardware, closet shelves and rods, air vents and returns

Units come out of a lease in wildly different condition, and we scope each one on what the last tenant left behind, not a fixed checklist.

Volume and Scheduling

We turn multiple units per day and schedule around your move-out and move-in dates. Turn work is driven by your leasing calendar, not ours, so tell us what is coming and we will build around it.

We are a good fit for apartment communities and property managers who want turns done thoroughly and consistently by a vendor who knows the work. We are deliberately not the right fit for very large institutional turns: university housing clearing hundreds of units in a single week, for instance. That is a different operation, and companies built for it will serve you better than we would.

One Vendor for the Whole Turn

Cleaning is rarely the only thing a unit needs, and chasing three vendors between leases is how a five-day turn becomes two weeks.

Debris and belongings removal

We clear simple debris and items left behind as an add-on. Units needing a full trash-out are a separate service we also provide.

Carpet cleaning

Hot water extraction and low-moisture encapsulation, in-house with our own equipment. Often the deciding factor in whether a unit shows well.

Paint and drywall repair

Nail holes, wall damage, and scuffed paint handled as an additional service in the same window.
