Commercial Carpet Cleaning (Glue-Down)
Glue-down carpet is built for heavy commercial traffic, but it has one weakness: water. Traditional steam cleaning saturates the backing, and over time that moisture works its way into the adhesive — causing edges to lift, seams to separate, and bubbles to form in the middle of the floor. Repairs are expensive, and full replacement is worse.
We clean glue-down carpet with a low-moisture encapsulation process designed specifically for direct-glue commercial installations. A crystallizing polymer solution is worked into the fibers with a counter-rotating brush machine, surrounding each soil particle and locking it into a brittle crystal. Your regular vacuum then removes it over the following days. No flooding, no wicking, no risk to the adhesive bed underneath — and the carpet is walkable in about an hour and fully dry in two.

Encapsulation also leaves behind a soil-resistant residue that keeps carpet looking cleaner longer, which means fewer cleanings per year and a longer service life out of the carpet you already paid for. Traditional Carpet Cleaning (Hot Water Extraction)
Some carpet needs more than a surface refresh. When soil has been ground into the base of the fibers over years of traffic, when spills have soaked through to the padding, or when a space simply smells like it’s been lived in too hard, hot water extraction is the only thing that truly resets the floor.
Our truck-mounted and high-powered portable extraction systems inject heated cleaning solution deep into the carpet pile under pressure, then immediately vacuum it back out along with the soil, allergens, bacteria, and residue it lifted. It’s the most thorough carpet cleaning method available, and it’s what the majority of carpet manufacturers specify to keep a warranty valid.
Best suited for:
Every job starts with a thorough vacuum, followed by targeted pretreatment on traffic lanes and individual stains, then extraction, then a grooming pass to set the pile so it dries evenly and looks uniform. We can also use high-velocity air movers to accelerate drying, and most commercial spaces are back in service within four to six hours.
Which method is right for your building? Hot water extraction goes deeper; low-moisture encapsulation dries faster and protects glue-down adhesive. Many of our clients use both — annual extraction for a full reset, encapsulation quarterly in between to hold the line. Strip and Wax
Even the best-maintained hard floors eventually hit a point where buffing won’t help. Layers of old finish trap dirt, yellow under UV light, and hold onto scuffs no mop can lift. That’s when a full strip and wax makes sense — and the difference is dramatic enough that most of our Indianapolis clients tell us the floor looks newly installed.
Our crews strip the old, discolored finish down to the bare surface, neutralize and rinse the floor so nothing interferes with adhesion, then lay down multiple coats of commercial-grade floor finish. The result is a deep, even, high-gloss shine that resists scuffing, repels spills, and gives your building the kind of first impression that quietly tells visitors you run a tight operation.

Not every floor should be waxed. Some LVT and factory-finished surfaces are designed to stay finish-free, and we’ll tell you upfront if your floor is better served by deep scrubbing, polishing, or a recoat instead of a full strip. You get the right treatment, not the biggest invoice.

High-Speed Burnishing
A strip and wax gives you a beautiful floor. Burnishing is what keeps it that way. Between full restorations, the finish on your hard floors takes a steady beating — scuff marks from shoes and cart wheels, dulling from grit, and a gradual loss of gloss that most people notice long before they can name it. High-speed burnishing removes those marks and restores the reflective, wet-look shine, usually in a single overnight visit.
Our technicians run high-RPM burnishers with the correct pad for your finish type, generating just enough friction to soften the top layer of wax and re-level it into a smooth, glass-like surface. Scuffs disappear, micro-scratches close up, and the topcoat is tightened so it resists future marking. We dust mop, damp mop, and tack the floor beforehand so nothing abrasive gets driven into the finish, and we use dust-control systems to keep airborne particulate out of your space.

The real value is financial. A stripped and re-waxed floor is a significant project; a burnishing pass is a fraction of the cost.
