The Three Phases of Post-Construction Cleaning
Most projects clean in three passes. Some need all three, some need only the final, and some need a different sequence entirely. We build the scope around your schedule.
Rough Clean
The rough clean happens while trades are still working, usually after framing, drywall, and the bulk of the mechanical work are done. The goal is not a finished space — it is a workable one. We clear lighter construction debris, remove leftover packaging and material scrap, sweep and shop-vac the heavy dust that collects in corners and stairwells, wipe down surfaces that would otherwise cure with dust bonded to them, and get the site into a condition where the finish trades can do their work.
On projects with heavy debris volume, we can provide a laborer to work alongside the crew and handle the loading. Many of the sites we walk into are already clear of major debris by the time we arrive. If yours will not be, tell us during the walkthrough and we will scope it in up front.
Final Clean
The final clean is the detailed pass that turns a construction site into a finished building. It works best when the trades are out, and we will be direct about that: cleaning a space that still has painters and electricians in it means cleaning some of it twice. That said, schedules rarely cooperate, and we regularly work around remaining trades when the calendar requires it. We would rather sequence around your reality than tell you the job cannot be done.

Puff Clean
The puff clean is the light pass right before the walkthrough, the inspection, or the grand opening. Construction dust keeps settling for days after the final clean. A building that was spotless on Friday will show a film by Monday. The puff clean clears that settled dust, cleans glass and touch points again, addresses marks and scuffs from the last few days of activity, and gets the space presentable for whoever is walking through it.
When the client is a developer, an owner, or a prospective tenant, this is the pass that determines the impression. It is also the pass most often skipped when a schedule gets compressed, and the one people regret skipping.
Phased and Staged Cleaning
Not every project finishes all at once. Housing developments, apartment buildings, and multi-tenant projects come online in sections, and the cleaning has to follow the same sequence: buildings, floors, or units cleaned as each is completed.
We handle multi-unit work at scale and schedule around your completion sequence. If units are being turned over to a leasing office on a rolling basis, or buildings in a development are finishing three weeks apart, we build the schedule to match. We can also add scope mid-project. It is common for a job to start as a final clean and grow into windows, power washing, or additional buildings once a contractor sees how the first phase went.

A finished project usually needs more than an interior clean. Most contractors would rather hand the whole list to one company than coordinate three vendors.
Window Cleaning
Interior and exterior window cleaning as part of the final clean or as a standalone service, including tracks, frames, and sills, and including higher elevations when the building calls for it.

Big Sandy Superstore — 70,000+ sq. ft. Retail, Indianapolis
A full post-construction clean of a 70,000-plus square foot retail store on a fixed grand opening date. Our crew cleaned all windows inside and out, swept and machine-scrubbed the hard flooring through the sales floor and back-of-house areas, shop-vacuumed the heavy construction dust a build of that size produces, vacuumed all carpeted areas, and detailed fixtures, restrooms, and stock areas. The store opened on schedule.
Event and Wedding Venue — 20,000 sq. ft., Westfield
A high-end wedding and event facility where the finish quality had to match the price point of the venue. We handled the complete final clean: all windows inside and out including the high glass, all flooring, the commercial kitchen and bar areas, restrooms, and detail work throughout. On a venue like this, the first event is the first impression. There is no soft opening.
Working With General Contractors
Most cleaning companies are not set up for commercial construction work. They cannot produce the paperwork, they cannot scale a crew on short notice, and they have never worked a site with a general contractor running the schedule. We have.

We carry $2,000,000 in aggregate general liability coverage along with full workers’ compensation and commercial auto insurance. We can name your company as an additional insured and issue a certificate of insurance, and we routinely provide W-9s, lien waivers, and the other documentation commercial projects require. None of this should be remarkable. On a commercial project it is table stakes. It is worth stating plainly because a significant share of the cleaning companies bidding this work cannot do it, and finding that out after you have awarded the job is an expensive discovery.

We staff to the job. A small office suite might be two or three cleaners. A large commercial final clean on a compressed schedule might be ten or twelve. Because our cleaners are W-2 employees, we can move people between projects to hit a date, and everyone on your site has been background checked and trained on our procedures.
Schedule Reality
We will be straight with you about timing. How fast we can mobilize depends on what we are already committed to. We have started projects as soon as the next day, and there are weeks when we cannot. Final cleans go best when the trades are out, but that is not always how a project lands. We regularly work alongside remaining trades and sequence around them: cleaning completed areas while work continues elsewhere, then returning for the areas that were still active. When that is the plan, we build it into the scope and the pricing up front so nobody is surprised.
